The Foreclosure Auction Schedules are clear, concise, & comprehensive reports that are updated and published every Thursday evening for Nassau and Suffolk Counties.  The editions are provided in a PDF format and are sent to you via email.

They provide completely updated lists of all upcoming Foreclosure Auctions for all types of properties (Residential, Commercial, Condominiums, Co-ops, Unimproved).

The Foreclosure Auction Schedules include:

  • Date, Time and Place of Auction
  • Action (Plaintiff and Defendant)
  • Street Address and Hamlet of the Property
  • Tax Map Information (District/Section/Block/Lot)
  • Original Mortgage Date and Amount
  • Final Judgment Date and Amount

Judgments of Foreclosure

Once signed by a judge, the judgment of foreclosure gives the lender permission to move ahead with the foreclosure and sell the property through a referee.  The judge assigns a referee (usually an attorney) who computes the final judgment amount (the total amount owed by the borrower to the lender) associated with the court action.

The Judgment of Foreclosure occurs after the Lis Pendens filing and prior to the Notice of Sale.  It is the last step in the foreclosure process, preceding the sale of the property at public auction.  The time between our Judgments of Foreclosure Edition and the advertised Notice of Sale can be from weeks to months.

Judgments of Foreclosure are published for Nassau & Suffolk counties weekly on Thursday and are delivered in a PDF format via email.

Lis Pendens Monitor

The Lis Pendens filing formally begins the foreclosure process.  It is filed in the county clerk’s office and it indicates that the property is in distress and/or the ownership of the property is in dispute.  The Lis Pendens is typically filed when the mortgage has been in default for 3 to 4 months, however, the timeframe can vary depending on circumstances.

The Lis Pendens Monitor is published on a weekly basis on Thursday’s and is delivered via email.  The Lis Pendens Monitor is delivered to you in 3 formats: MS Excel, MS Word (Ready-to-Print Mailing Labels) and a text file.  The Lis Pendens Monitor includes the complete dataset associated with the court action to enable you to conduct further research on the property.
